Deposit Policy

We require full payment within 60 days of your arrival date. This deposit can be made by check, MC, Visa, or American Express. A written confirmation will be sent at the time of booking and when we process your deposit. Villa House Deposits are taken 120 Days prior to your arrival. Villa Weekly Summer Rental deposits are due March 1st.

Reservation Policy

There is a two night minimum on weekends and at all times in the Guest Houses and Carriage House, and a three night minimum on holiday weekends (Carriage House, Guest Houses, Villa House and Inn).

The Lakefront Villa is available for weekly rentals year-round. There is a three night minimum  September - May.

Cancellation Policy

• 61+ days prior to arrival will be charged a $50.00 service fee.

• 60 days prior to arrival will be charged the entire amount of your stay unless the space can be rebooked. A $50.00 service fee applies to rebookings.

• Rates are subject to change.

• Please call for Villa House Cancellation Policy.

• Check in time is between 4 pm and 10 pm Eastern time. Please call if you will be arriving after 10 pm Eastern time to receive late check in procedure.

• Gift Certificates are available.

• There is a $25.00 key charge for all keys not left at time of departure.

• If you are planning on having visitors for the day, there is a $25.00 per day/per person charge for guest beach privileges.

• Sorry, no pets.

• Rates are based on a maximum of two guests per room and Carriage House. For Guest Houses, a maximum of 6 guests in Tesi's Folly & Dee & Dave's Den and a maximum of 4 guests in Niece's Nest, JJ's Last Resort, and Lil' Ray's Hideaway.
  For Villa House, a maximum of 9 guests or a maximum of 6 adults.

• We are not permitted to serve or sell breakfast to guests staying at the Guest Houses or Villa.

• Limited daily maid service at the Guest Houses, Villa & Carriage House.

• Weber Grills at cottages.

• Extraordinary cleaning of inn room, Guest House, Villa, Carriage House. or hot tub is an additional minimum charge of $100

• A $100.00 cleaning deposit is required for all Guest Houses & Carriage House and a $1500.00 security deposit is required on the Villa.

• 8% sales and lodging tax  on all rentals.
